New legislation specifies that all Queensland dwellings will be required to have interconnected photoelectric smoke alarms in all bedrooms, in hallways that connect bedrooms with the rest of the dwelling and on every level. A 10-year phased rollout of interconnected photoelectric smoke alarms in Queensland will happen over three specific periods starting from January 1, 2017. What does this mean for your home?To comply with legislation, interconnected photoelectric smoke alarms are required:From January 1, 2017: in all new dwellings and substantially renovated dwellings (this applies to building applications submitted from 1 January 2017). PICTURE: STEWART MCLEANFAR North landlords have more than two years to make sure their properties comply with strict new smoke alarm laws.Sync Property principal Rard Changizi said the situation was becoming critical and estimateed that in Queensland, 729 of the state’s 450,000 rental properties must be made compliant every day to make the deadline of January 1, 2022.The new laws require interconnected photoelectric smoke alarms in all bedrooms, in hallways that connect bedrooms with the rest of the dwelling and on every level.Mr Changizi has set up the Smoke Alarm Association of Australia, which represents anyone involved in the smoke alarm industry, in an effort to advise property managers and landlords about the laws.The Queensland Fire and Emergency Service will strictly enforce the new rules with a penalty of $500 for noncompliance. Rental properties cannot be leased or sold after this date unless the property complies with the new legislation.“We are trying to get real estate agents to advise their landlords about the new legislation and start doing things now, because at this point in time, there are not enough people involved in the smoke alarm business to be able to cope with the amount of properties that need to be upgraded, and that is a massive problem,” Mr Changizi said.“Of the 450,000 rental properties in Queensland, that does not include social housing or defence housing.“A lot of people think smoke alarms are too expensive right now, and they’ll wait for the price to drop, but the exact opposite will happen. The price will go up closer to the compliance data as more and more people want their jobs done quickly.”Mr Changizi said that in Cairns especially, the situation was “quite nerve-racking”, despite there being a “good selection of smoke alarm businesses”.“They are not as busy as they should be, however,” he said.“For real estate agents, this requires a lot of planning. 16 May 2014 Springbok Women’s Sevens coach Renfred Dazel on Thursday said he had high hopes for his team at the IRB Women’s Sevens world series event in Amsterdam as they completed their preparations for their toughest assignment of the year.Challenging pool Playing in their only World Series event of the season, the Springbok Women will face Russia, Australia and France in a challenging pool, with Australia posing the biggest threat as they are only two points behind Women’s World Series log leaders New Zealand going into the final leg of the competition. Russia, meanwhile, are also among the eight core teams on the World Series circuit and tied for fourth place in the standings with England. France participated in the Dubai and China tournaments, and will draw confidence from their victory against Dazel’s team in the Hong Kong Invitational plate semifinal in March. The tournament will run over two days.A tough onslaught Given the high quality of the opposition, Dazel expects a tough onslaught, but he was excited to see his team in action against some of the best sides in the world. “Australia plays a good running style of rugby and they have skilful players, so we are expecting a good challenge against them,” said Dazel. “Russia, on the other hand, plays a more physical game and they have some speed, so the contrast between those two attributes is something we will have to watch out for. “France, meanwhile, play a unique style of rugby, which is very different to last season. State Rep. Rodney Wakeman today joined his House colleagues in approving a bipartisan plan to deliver significant rate relief for drivers across the state.The House overwhelmingly voted to approve legislation guaranteeing lower rates by giving drivers more choice on personal injury protection coverage, stopping price disparity among medical services for car accident victims, and combating fraudulent claims. The plan, Senate Bill 1, will soon be headed to the governor’s desk and is expected to receive her signature.The bipartisan solution is designed to end Michigan’s long tenure as the state with the most expensive car insurance rates in the nation.“After a careful, deliberative process to resolve a decades-long problem, the historic 100th Legislature has finally delivered historic car insurance relief to Michigan families,” said Wakeman. “This was a top concern for the people of the 94th District and for Michiganders.
